What a cladding & facades takeoff includes
Rainscreen, composite panel, brick slip and render systems with supporting rails, cavity barriers and trims. Everything is measured against your drawings and written down as we go, so you can see where each quantity came from and challenge it if you disagree.
You get a measured schedule in Excel, a PDF summary, marked-up drawings showing what was and was not included, and a written list of the assumptions we had to make. If the drawings contradict each other, that becomes a clarification rather than a silent guess.
How the fee is worked out
Estimating hours at £40 an hour ex VAT. For this scope that starts at £119.00 for a small set, and scales with the number of drawings, the sector and how clean the information is. Add other scopes to the same request and every one of them gets cheaper.
